Bulgaria, Something new in the East

A member of the European Union since 2007, the cradle of Thracian civilisation is becoming increasingly popular as a destination for international buyers. The low cost of living and housing is attracting digital nomads eager to live in a country with a rich cultural heritage and a diverse geographic environment. From Bansko ski resort to Varna seaside resort and from the shores of the Black Sea to the capital Sofia with its vibrant night life, Bulgaria, renowned for its roses and thermal baths, has plenty to explore.

The real estate market

Prices have increased by 11.5% since the start of the year. In 2021, they rose by 8.6% in Sofia, at around €1,300 per square metre. Properties with a garden or balcony and spacious apartments are the most in demand, while demand for second homes in the mountains or by the sea is growing.

Our advice

All the big cities in Bulgaria, including the capital Sofia, with their modern infrastructure, are worth a look.

If you aren’t able to buy in the epicentre of the big cities, concentrate on the outlying neighbourhoods. And don't be afraid to look for houses with a garden outside of the city.

Inside tip “Now’s the time to invest. There has been a spike of interest in Bulgaria and prices are on an upward curve. - Nevena Stoyanova, Associate director BARNES Bulgaria
