A vineyard in the Ile-de-France region!

BARNES Propriétés & Châteaux is delighted to be handling the sale of an extraordinary vineyard in Seine-et-Marne.

#SoBARNES is always looking to the future... But first, a bit of history! Did you know that in the 18th century, Ile-de-France was the largest wine-growing region in the kingdom? By 1789 it spanned 111,197 acres – more than the Burgundy wine-growing region spans today. Its decline would come in the 19th century, however, following attempts to switch its production from white wines (to be enjoyed beneath the arbours, of course) to reds, which were never really any match for those from the south of the country. That said, the wheel of fortune may well turn again, with many specialists predicting that the wines produced in Ile-de-France may regain in popularity as a result of global warming, not to mention the fact that they were also granted official protected geographical indication (PGI, or IGP in French) status in February 2020. This property now listed for sale by BARNES, located within an hour of Paris, south of Seine-et-Marne, is therefore symbolic of the revival of Ile-de-France wines.

The estate was founded by a visionary entrepreneur who was looking for vineyards around Paris. Having failed to find what he was looking for, decided to create one himself. The result was just over 17 acres of Sauvignon, Chardonnay and Pinot Noir vines planted on a 94-acre estate partially enclosed by walls and fences, with the first harvest due to take place in 2021. Time and patience will make for what is sure be an outstanding wine, imbued with the history of this unique terroir.

Pushing the potential for transforming this previously unexploited region to the max, the entrepreneur also put in truffle fields, an orchard and an entirely organic-certified vegetable garden on the site, taking the decision to produce traditional varieties of fruit and vegetables that put the emphasis on the highest levels of quality and subtle flavours that are all too often forgotten or overlooked. The truffle fields, which span nearly 5 acres of limestone hillside, will also soon be starting to release their first aromas.

A romantic setting complete with a meandering river...

The property is located on the edge of a quiet village, tucked away behind its boundary walls and gates. The late-19th-century château itself, including its reception rooms, suites and terraces, has been restored to its former glory and charm. The bright lounges and dining room have been completely renovated, whilst the kitchen and its pantry provide all the convenience you would expect. The property also boasts a partially below-ground basement that houses an apartment and a number of service rooms, a workshop and cellars. With a living area of 6,243 sq ft, the château as it stands today blends effortlessly into its romantic surroundings, complete with meandering river and canal.

The steward's accommodation has also been fully renovated, though the adjacent building is yet to be developed. There are various garages and smaller buildings scattered around the château and its grounds, with several paths criss-crossing the property, which also boasts a number of water and electricity points. The site's technical agricultural facilities, meanwhile, are still operational and tucked discreetly away from the rest of the property. Nemours, with its train station and access to the A6 motorway, is just over 6 miles away, whilst Fontainebleau is just 12.5 miles away.

This is without doubt a property that will take you well into the latter half of the 21st century and beyond, when the wines of Paris will (once again) be served at the finest restaurants. A change in circumstances has forced its current owner to put the property on the market. Thus the labels on the wines produced here will now bear someone else’s name... Could that someone else be you? Something to think about, perhaps...
