The Canal Saint-Martin and its iconic little bridges are the lungs of this district, from the quays to the picturesque Rue Saint-Marthe with the colourful shopfronts of craftsmen and independent fashion boutiques dominating the urban landscape and cobbled passageways and courtyards revealing a plethora of delightful terraces. On the cultural front, this part of the city is home to historic arthouse cinemas, and a whole host of pop-up galleries. The lively restaurants in the area are known for their high-energy atmospheres and bold menu offerings. The 10th arrondissement offers a resolutely trendy setting, popular with young executives and foreign clients.

Following a significant increase, prices have fallen over the last two years and are now relatively stable. They do, of course, vary depending on the sector, from €11,000 to €15,000 per sq.m in the neighbourhoods close to the 9th arrondissement (Petites Ecuries, Hauteville, Enghien, etc.) or near the Canal St Martin/Jacques Bonsergent metro station and rising in certain highly sought-after areas such as Rue Martel and Cour des Bretons, with its remarkable Art Nouveau and Art Déco buildings, and for properties overlooking the canal. Around the Gare du Nord and Gare de l'Est, in Stalingrad and on major thoroughfares such as Boulevard de Magenta and Rue La Fayette, prices fall to between €8,500 and €11,000 per sq.m. The 10th arrondissement offers a real diversity in terms of real estate.

If it’s a first-time property investment you’re looking for then the north is a pretty safe bet.
