One of the arrondissements that emphasises the grandeur of Paris. Crossed by wide avenues leading to the Eiffel Tower, the north section of the 16th arrondissement stands proud with its bourgeois buildings, its embassies and its opulent feel. To the south, Auteuil has the feel of a peaceful village with its animated streets, its hidden houses, its luxurious residential villas, and its proximity to the Bois de Boulogne public park (and the motorway to Normandy). In the midst of urban life yet slightly apart - the ideal neighbourhood to get away from the hustle and bustle. Prestigious cultural venues, several of the top private schools in the capital, and an array of new trendy and gourmet restaurants all guarantee the upscale atmosphere. The west meanwhile, is undergoing a metamorphosis.

Over five years, prices have climbed by 22%, though have been on a downward trend (-3.1%) for the past year. They range between €10,000 per square metre for Auteuil and almost €11,000 in La Muette, €11,830 for Porte Dauphine and €12,100 in Chaillot. A wide variety and quality of properties, including Haussmannian buildings (Avenue Georges Mandel, Henri Martin, Foch, Marceau, Iéna), Art Deco styles (on the banks of the Seine), and a number of iconic buildings - Walter, Roux-Spitz - from the 50s-60s-70s (Boulevards des Maréchaux). In terms of houses, you’ll find private mansions (OECD area, Chaillot, Porte Dauphine), large bourgeois houses and private villas (Villa Montmorency, Boileau hamlet, Villa de la Réunion, Villa Guibert, etc.) and former worker's houses (Villa Cheysson). Vast array of family-sized apartments.

When buying, make sure you concentrate on location, upper floors, good orientation, and potentially an exterior and a clear view. When selling, be pragmatic and aim for a price within the market range. Supply is plentiful with a downward trend in prices. If you have an exceptional property that ticks all the boxes (terrace, top floor, view of a monument or an unobstructed view, etc.), get in touch with our consultants. These properties are rare, and buyers are willing to pay the price to seal the deal.

Where to live? For a “village feel” (shops, schools, traffic): La Muette (metro), Passy, Auteuil, lively and chic (Victor Hugo; Chaillot). If you’re a nature enthusiast, focus on the Boulevards de Maréchaux running along the Bois de Boulogne (Suchet, Lannes, Flandrin) and the area around La Muette and the OECD (near the Jardin du Ranelagh). More central, for luxurious pieds-à-terre: Chaillot (Alma), near the golden triangle and the 7th arrondissement, Etoile, Place du Trocadéro (Av. Georges Mandel, Av. du Président Wilson, Avenue d’Eylau, Avenue Kléber), and Avenue Foch, says Guillaume de Blay, BARNES Trocadéro.

We haven't heard the last from the incredibly elegant sixteenth arrondissement which is filled with restaurants, cultural venues and boutiques each more sophisticated than the last, not to mention new openings.
