Why it’s time to invest in Nantes

For some years now, Nantes has been at the top of the list of cities to invest.

Why? Because it’s the 6th most populous city in France, the metropolis of the Great West, and it enjoys exceptional economic growth while ensuring its inhabitants a charming and pleasant living environment. Now is the time to invest in Nantes, like we said, so read this article and don’t waste another minute.

Why Nantes and not anywhere else?

A city of art and history, Nantes is proud of its heritage but still remains very dynamic. This cosmopolitan character is an asset for investors: all types of real estate are available for all profiles. Bourgeois houses for large families, studios or 2 rooms for students, modern apartments and duplexes for young professionals.

You’ll be surprised to see that you, your children, cousins, and in-laws will find something to do in Nantes. You, with your profession (it is the 2nd aeronautical pole of the country); your children, with events and concerts all year round; cousins, who will surely come on vacation to enjoy the nature; and stepparents, who will come (surely less often) to visit the museums and get lost in the pedestrian streets of the old town.

Real estate investment in the center: A sure bet

As a result of the crisis, real estate prices had fallen overall in France, but they have started to rise again since 2016, especially in Nantes where the price per square meter is close to 2,500 euros. Of course, in the central districts, prices are much higher, with apartments between 3,000 and 4,000 euros, or more if renovated.

Likewise, as you already know, the Island of Nantes is the place to make a profitable investment, with prices between 2,500 and 4,000 euros per m2. And it’s built on the Island of Nantes, so don’t forget: buy a new property + lease = Loi Pinel and tax cuts!

If you buy for rent, central districts are preferred, as well as the north of the city, to the universities, where you can be sure that studios, bought between 50,000 and 100,000 euros, will find their tenants very quickly.

Buy to live: Where to settle down?

As you might have guessed, it’s not in a city center to have a house with a garden (and swimming pool?). If you really want to be in the center, choose one of the old apartments, sometimes on a pedestrian street, and then count 400,000 euros for each 100 m2.

If you want to stay in your own house, head towards the neighborhoods near the center, or even the surrounding area of Nantes, such as Saint Félix where you can settle in a typical Nantes house - with the bedrooms downstairs and the living-dining-kitchen above. Farther from the center, heading to towns like Orvault or Saint-Herblain, where pretty pavilions are on the market between 250,000 and 350,000 euros - with the assurance of a quality of life quite unique to France.
