Summer, just like winter!

At the border of Haute-Savoie and the Aosta Valley in Italy is Chamonix - Mont Blanc, a truly unique resort. It’s dominated by the highest summit in Western Europe--at 4,809 meters--to the pleasure of the world's greatest skiers and mountaineers, all year round.

Its ski area is incredible (400 km of slopes), but Cham also has a rough reputation off the slopes, so it's important to secure a guide.

Not just a winter resort, Chamonix is very much alive all year round. In the warmer seasons, enjoy excursions hike, climbing, paragliding, mountain biking, golfing, kayaking and eating delicious fondues (yes, even in summer). And, if you wish to lease your property, you’ll have no trouble finding a tenant. Rest assured, Mont-Blanc is the third most visited natural site in the world. To get an idea, renting an apartment with 2 rooms in high season is estimated to be about 3,000 euros per week. Of course, BARNES experts advise you to combine your second home with the rental in order to optimize your profitability; i.e. to enjoy your property whenever you want and to rent it for the time you don't want. Why not vacation on the beach in the winter, and be compensated for it?

In the city or mountains?

Now it's time to organize a small family meeting to choose your investment's location. It can be a question of altitude: 1,035 meters in the city center, or perched higher in the pretty hamlets or much higher in the mountains.

And during this little gathering, don’t hesitate to ask other important questions: igloo, tipi, mazot, penthouse, an apartment in a residential complex with a spa, tennis court and swimming pool, small log cottage, or a 6-room chalet big enough for your entire family, plus buddies, because for you, the mountains are best enjoyed with a group, and not like Popeye!

We know, these are all delicate subjects, but one thing is for sure: you've already made the best choice. Cham's real estate market is solid, and it's also confidential, meaning that properties sell by word of mouth or passed down from generation to generation. Luckily, BARNES has been present in the region for years.

In Chamonix, you can count on a snowy forecast, just like you can count on the added value in resale. The valley and its surroundings, overlooked by the Mont-Blanc Massif, is a sure bet.
As far as prices go, the range for an apartment is around 6,500 euros per m2 and for a chalet, around 7,200 euros per m2.

Whether in the city center or quieter in the countryside, the most sought-after areas are Les Moussoux, Nantes, Pècles, Savoy, Le Praz, Les Bois, Les Tines. For the creme de la creme,  look southern exposure to ensure your dose of Vitamin D and breathtaking views of the Mont-Blanc, and feel as though you've made it to nirvana.

Beautiful chalets are estimated between 1.5 million and 5 million, depending on the features: spacious, heated garages, gym, home theaters, swimming pool, terrace with a 360-degree view of the Aiguille du Midi and the unmissable "Roof of Europe."
