Arnaud Lurton: Just like works of art, vineyards are the thing of dreams. Buying a vineyard and producing your own wine that goes on to prove a big hit around the world is perhaps one of the greatest adventures there is. But beyond the way of life and the passion for wine, a quality vintage is now a highly-prized and rare asset. BARNES Vineyards Investment is the specialised department within the BARNES Group for vineyard mergers and acquisitions. We seek out the most impressive French vineyards and terroirs for our clients in complete confidentiality.

What type of property is considered a wise investment in 2020?

We have three types of properties depending on the criteria and needs of our clients. Starting with ‘Art de vivre’ properties, that is to say family wine-growing estates with exceptional residential buildings and a small, easily managed wine business of 1 to 10 hectares (2.5 to 25 acres). With what personal objective in mind? Reconnecting with family and friends, making a career change or developing a secondary activity like a B&B, or producing an upmarket micro-vintage. Budget-wise you’re looking at €1.5M to €5M. For example, this little gem currently listed for sale on the plateau of Saint Emilion with a beautiful stone house:

And for bigger budgets?

Those are what we call ‘Business’ properties, larger wine-growing estates spanning 10 to 150 hectares (25 to 370 acres), equipped with high-performance production facilities and established and profitable distribution channels. These types of projects are entirely different, and often stem from a goal of external growth, diversification, financial and asset investment or an entrepreneurial challenge. Budgets vary between €1.5M and €15M, like for this 20-hectare (50-acre) property under the Castillon Côtes de Bordeaux designation:

And at the top of the scale?

Here we talk about ‘Trophy Assets’, wine-growing estates or vine parcels under an internationally renowned designation like Margaux, Saint-Emilion, Meursault, Pomerol and Côte-Rôtie Crus Classés. These are generally off-market transactions for budgets ranging from €15M to €300M and corresponding to a financial, asset or image investment for large fortunes and corporations. Two examples of off-market properties with Barnes Vineyards Investment include ½ ha (1.2 acres) under the Pomerol AOP plus over 1 ha (2.5 acres) under the Saint-Emilion Grand Cru AOP, between Pétrus, Cheval Blanc and L’Evangile, and 4 ha (10 acres) of Premiers Crus on the prestigious Côte de Beaune.
